A standard foundation and utility plan will require adaptation to your site. The foundation, utility hook-ups, and entry sequence will also need to be designed.
  1. 5 DESIGN FOUNDATION AND UTILITY PLANS
    Every site has unique soil conditions, and your local building department may require a soils report (see Step 1) issued by a geologist. We will need to adapt the standard foundation plan to your site specific conditions. We may also need to customize the utility plan if utilities are not readily accessible and locate a small equipment pad on your site. In addition, you must decide how you will orient your home to meet practical and aesthetic needs, such as capturing specific views or maximizing privacy from neighbors and streets. Your house will sit approximately 2 ft. above ground on a continuous foundation. Finally, we will need to establish the staging area for parking the crane and trucks (should be flat, not sloped, with a 50 ft. radius).

    All drawings required for local jurisdiction permits will be prepared at this time. If your local building department requires additional drawings and engineering for permits beyond what we typically provide, or your site conditions are complicated, some additional work and costs may be required.
