Good truck access to your site makes delivery easy. Tight turns and hills can pose delivery problems. The Dept. of Transportation must approve the route to your site to ensure overhead clearances. Ideally, your site will have a flat lot, simple foundation, and a flat staging area for the crane. The crane and trucks must be able to fit under any power lines. Step slopes complicate the design and construction of your foundation. A flat staging area is necessary for the crane, which will lift the modules off the truck and place them on your foundation. Sloped sites are most manageable if there is a flat area for the crane that's adjacent to the nearest road. With approval from your local jurisdiction, the actual road adjacent to your site can serve as a staging area for your modules. In this instance, make sure any low power lines will not obstruct the crane's movement.
  1. 1 ESTABLISH FEASIBILITY OF PREFAB ON YOUR SITE
    Before you buy a Marmol Radziner Prefab home, we need to determine if your site can accommodate both the house and its delivery. Ideally, your location is flat for easy configuration and delivery. A hillside or otherwise “sloped” site may still be workable with proper preparation and additional construction. Access roads should be wide and primarily straight. Your site must have a flat, 50-ft. radius “staging area” to park the crane, which will lift your modules from the delivery truck and set them on your property. The crane must be able to enter your site and maneuver free of power and telephone lines.

    You will need to check with your local planning agency for any prefab construction restrictions, as well as any neighborhood building restrictions. Review with your building department if there are any parking requirements for your site, such as a garage or carport. You may also need a soils report from a licensed geologist and a topographical survey from a licensed surveyor.
