Modular prefab homes must be approved at the state level, while site-related permits must be secured from your local jurisdiction. These include permits for your foundation, utility hook ups, and the installation of the prefab home on the site. We and our building partners manage the approval and inspections processes.
We have outlined the steps from beginning to end in the HOW IT WORKS section of the website.
We are architects, landscape designers, and general contractors. We provide the design for all of our houses and, in California, we can also be the builder. In other areas, we will connect you with a qualified builder who you will contract to install your house.
Yes, we and/or our building partners will visit your site a number of times as your new home develops. During the architectural design phase, we will visit to determine how best to situate the house on your lot. We will also regularly visit the location throughout the site construction process.
The biggest variable in predicting the timing is the design, engineering, and local approval process. This process can take as little as 2-4 months, but in some places can take over a year. Typically, the design and approval process takes about 6 months. Once local approvals are obtained, the complete construction process can take 6 to 8 months from start of fabrication to move-in. The site work and factory fabrication can be done in parallel and typically take 3-5 months. Once the house is delivered, it will take another 2-3months to “button up” your new home for move-in.
