Cleared for landing - Concrete pads at the Palms House

CA6_LandingConcrete_Landing

To facilitate the transition between indoor and outdoor spaces, the Palms House has a few exterior stair landings (or palettes) that stick out beyond the building envelope of the modules. Visually, these pads continue the same materials inside and out so that the entire ground level of the home has poured concrete floors. We fabricated these pads in our factory, and they were  forklifted into place during the installation a few weeks ago.

By 10:30 am on Wednesday, all 13 mods that make up the Palms House were installed. The 2800 square foot house includes 3 bedrooms, 2.5 baths, a living room/dining room, kitchen (with operable skylight), office and plenty of outdoor living space.

Make way for prefab - Site preparations at the Palms House

Venice_DemoVenice_Demo3
Site preparations are plowing along for the Palms House in advance of the installation in the beginning of June. After the hand demolition, where reusable materials and appliances were removed from the old house, the bulldozer cleared out the remaining structure and materials. Then came the rough grading and trenching, and now we’re doing the installation of the mechanical, electrical and plumbing systems that will hook up to the house modules at predetermined locations. Soon we’ll start pouring the structural concrete footings and laying the CMU stem-wall foundation. Then after that… delivery day!

Prefab fire protection in Malibu

CA5_Front

With forecasts of increasingly ferocious fire seasons in our future, we wanted to talk about some of the materials and designs we use to mitigate the risk of building in fire-prone areas.

Our factory has started production on the Malibu House, aka California House 5, a home that will be installed in a High Fire Hazard Zone 4 area. The picture below shows the installation of DensGlass Gold Gypsum Sheathing, a fire resistant sheathing used in one hour fire assemblies. This material is an example of how we try to reduce the likelihood of embers igniting the structure. Similarly, we use metal siding, structural steel frames, and concrete floors as opposed to wood or other more flammable materials. Our structures do not include eaves, a design that minimizes the risk of embers entering the interior of the home.

Heath tiles at the Palms House

CA6_Heath1We recently posted about Heath Ceramic’s new tapestry tile collection, so we figured an update on Heath tiles at the Palms House was due. Our factory is nearly done installing the cheery “Stone Gold” matte tiles in the kids bathroom.

The bathroom runs across two modules (one of which you can see below), so the factory installed the tiles in each module separately and then will just infill the “seam” between the modules once the house is installed on site.
